Michael Laird Architects for HUB Developments Baltic Street, Leith Edinburgh Restoration & Refurbishment

Developed in the 19th Century, Baltic Street was part of the industrial expansion driven by Leith’s thriving maritime trade. Over the years, Baltic Street has seen significant changes, from being a hub of warehousing and shipping activities, a brewery, to periods of decline and rejuvenation.

An extensive fabric condition survey for 5 retrained listed buildings at the Old Gas Works site in Leith were carried out. The scope included specification and detailed drawings for clearing LBC (Living Building Conditions) conditions. Contamination and complex building issues as a result of ad-hoc development of the site were present, requiring extensive structural coordination in order to stabilise and consolidate fabric at risk and enable the integration of proposals.
